First of all I'd like to say that I found this project very interesting and I enjoyed very much working on it.
Ground floor plan: I tired to keep a clean layout and make it as functional and exploitable as possible. Also have a neat and simple circulation and access. I assorted the auxiliary facilities (Toilets and storage) in the central part of the building to be easy accessible (and can also be used by both sides to lower construction and maintenance costs).
I left the work studio as open as possible so it can get a lot of light from the south and north windows. (since there can not be west windows).
The bar is an open area with lots of windows (light) and views to the east and south as requested. There’s also an open terrace that can be used in the warm seasons as an outdoor café (you could put some swing chairs to make it more fun).
I suggest you use trees in the interior since the ceiling height allows it and it gives a very pleasant feeling to the people working at the studios or having a coffee at the bar.
Upper floor: It contains 3 bedrooms as requested. Two are with double beds and ensuites and one is big enough to carry 5 single beds, but that’s up to you. You could also make two rooms each with an ensuite if you want.
Facades: I think they need some personality because the building should be interesting and attractive to the people around it. That’s why I thought of making a dynamic composition of the brick coating. It is also something non expensive and easy to do. I would suggest to draw the coffee cup as a little vertical green wall as shown on the picture if you like, to give a spicier look. All the windows are big and tall to get the maximum light.
