This project is for a new, stand-alone detached 2.5-car garage with an attached, open, covered storage area (i.e. carport) on one side that is covered by a common gable roof with the garage. The design of the new garage must harmonize with the architectural style of the existing house, including color palate and materials (see attached photos). The enclosed garage space is required to be 22' wide by 28' deep with 10' interior ceiling, and the adjacent covered storage space must be 10' wide by 28' deep and capable of storing a 9.5' high trailer. The covered storage area must be located on the left side of the garage (when facing the building from the front) and have direct access from the front. The garage must have a 16' wide by 8.5' high overhead door on the front, along with a pedestrian door on the side of the garage opposite of the covered storage. The garage should include windows (but no skylights) to allow for plenty of natural light. The structure height should be 14' as measured to half the distance from the top of the ridge to the eaves (see attached document for definition of height).
The interior of the garage will remain unfinished (for now) so no interior details are needed. The structure should be made from 2" x 4" exterior wall construction and the ceiling area above the enclosed garage should be strong enough for moderate weight storage (i.e. plywood, rough lumber stock, furnace, other misc. light storage items).
A document with all required construction details from the city is attached (i.e. details on foundation, wall construction, etc.).
The documents provided from this design project should be sufficient to hand over to a builder to begin construction. Require 5 copies of all documents (or sufficient rights to allow reproduction for this project).
