Hi there! Thank you for the opportunity to work on your house plans. I worked on them over the last few days and wound up with the RanchA files (which I included here) being the ones I liked the most of what I came up with. They do include adding on a master bath/closet but I feel, as far as cost (and effort hearing you're going to be doing much of this work yourself) goes, it is probably far more cost effective. I've helped jack hammer out a basement before to move drains etc... However I wanted to see what a walkout basement might be like and if I could give you a nice master suite in the basement, so I went ahead and added a second plan (files called RanchB) that included that idea. Both plans have an identical renovation done to the kitchen/dining/great room-living room and in both plans I moved the office to the second floor. Both plans I also moved the door coming in from the mud room/garage into the dining room - what a pain in the butt for a couple of feet but it would sure be nice to give that dining room a little bit more breathing space. Both plans also include a three car garage that I believe I put directly where you're parking your boat and vehicles now, it seemed the logical place.
In the RanchA plans I submitted I added the addition of the master bath and walk in closet, giving part of the old master closet to the hall and the adjoining bedroom. I also tweaked the basement a bit in the RanchA plans though I did not do much except to create better flow. I closed off your second entry into your utility room that was in your office and also added a closet in the room so it can even be used as a second guest bedroom. I also took out the odd closets that were going on for the original guest bath, straightened them out and gave your family room some more closet space as well. After that it seems to me that although you may not use the egress entrance at all - it does seem like a shame to close it up. I also left the bathroom and laundry as was.
In the RanchB plans I submitted I dug that egress out and created a walk out master with a huge master bath and walk in closet. All other adjustments were along the lines of PlanA.
I had a hard time figuring out the main load bearing walls in your home. It looks like work has been done to it in the past. I was tempted to throw a beam up between the kitchen and great room but the more I looked at it the more I was not certain that it was neccesary.
