This is project is for the remodel of a 1st floor, ground floor and exterior of a home built in 1965 but that has had several additions added since. The home consists of a ground and first floor which are approximately 1800 sq-ft each. We would like the house updated with a bright MODERN design inside and out. We would like to move all of the bedrooms to the 1st floor and the kitchen, dining, family, etc to the ground floor. The challenge is doing this without feeling like we're living in a basement. The first phase of this project is to complete 4 bedrooms, 1 bath and a kitchen as soon as possible so we can move in. Once in, we would complete the rest of the work in series of smaller projects. The budget for this initial phase is 45k. Because of budget we would like to keep plumbing as close to the original locations as possible especially on the ground floor. This is for bare move in condition, trim and appliances not included in this budget.The budget for the rest of the project should be estimates at 55k. The design should focus on FUNCTION delivered in a warn MODERN cost efficient design.
The 1st floor should consist of 4 bedrooms & 2 full baths (including the master suite) and laundry room. The design should incorporate sky lights and take advantage of existing windows to maximize natural light. The existing hallways and stairs should be opened up to allow more light in.
Master Suit: The proposed area for the master bedroom has a 6x6 square fireplace in the middle of it that will be removed down to the foundation. We've tried to come up with a logical layout for the master bath and closets but due to the size and shape it's proven to be difficult. The end result is a large, modern, bright master suit with large bath, sitting area & closets. Bedroom 2: is for our two young daughters. they will be sharing the room for several years so it needs double the closet/storge space
Bedroom 3: is for our 18yr old son. We are proposing enlarging the space by moving into the hallway and existing bathrooms
Bedroom 4: is for our 13yr old son and would essentially stay as it is. perhaps take advantage of a storage space that is currently unfinished.
Main bath, should include shower, tub and double/trough sinks. we would like the toilet separate/private from the sinks (4 kids...) The 2 small bathrooms on the existing floor plans would be merged and moved out toward the hallway to enlarge bedroom 3.

The ground floor should consist of an open concept kitchen, family room and dining room. it should also include a powder room, playroom, storage and utility room. Being partially below grade our concern here is light, flow and budget. The property sits on almost 9 acres of natural land with a large pond, streams and a small waterfall 20 to 30 feet from the rear entrance. We would like the lay out to pull both the eye and flow outdoors.
Kitchen: The concern here is budget. We like IKEA ABSTRAKT kitchen cabinets and engineered stone counteertops. We would like a large island which incorporates a 36" induction cook-top, drawer microwave and seating for 6. We would like a walk-in pantry, large sink. It needs to be bright and have immediate access to outdoor grilling area. Utility room. Currently the utilities are split int several areas of the house we would like them consolidated and non-disruptive to the flow.
Undecided space: we feel that we have room for one more room but haven't decided on how to use it. Office, gym, guest, dual use..
we would like to reclaim the space of a closed off staircase.
The entry area is a landing between the 1st and ground floor. We would like the design for this space bright, open and inviting.
We would like to use the space below the entry for storage. (currently closed off)
we would like to give the exterior a modern make over
siding: we would like a rainscreen wood or fiber cement panels
the lower over hangs should be replaced with decking that would allow light to pass through
The houses original driveway location was to the left of the home but was moved to allow access to s home office. we would like to move it back to the original location as it is closer to the entry way.
