The design concept is a master planned proposal consisting of two phases. Phase I is an expansion of the existing sitting room, new expanded kitchen, and proposed new great room adjacent to kitchen.
Above the kitchen area is the new expanded loft and exterior loft deck. The new great room addition is attached to the existing garage and exiting house which creates a new entry court as shown on the Phase I floor plan. A new expanded deck is shown adjacent to the new expanded sitting room.
The new loft is accessed by a new spiral stair as shown on the Phase I floor plan. The existing loft stairs have been removed to create an expanded new kitchen area. You can refer to the Phase I concept model to view these areas.
The roof over the loft on the model is removable and we will provide photographs of the model showing this area. There are large dormers at the new sitting room area, new loft and great room area. These are to provide unobstructed views to the exterior from the loft. The new loft is open above the sitting and great room area to provide look-down into each of these areas. You can refer to the Phase I concept model to see how these relationships work with one another. We have also proposed the addition of sliding glass doors at the rear wall of the existing garage that adjoins the great room to provide additional area in the garage for recreational use as part of the great room.
Phase II is the proposed long range expansion which would consist of a new garage with a residential unit above. The new residential unit living room would have a commanding view from the shared loft deck. We have provided the Phase II concept plan in an effort to better execute the Phase I remodel in an effort to have a seamless design at the end of all phases. We have used this approach many times in the past to maximize our Phase I investment.
All door and window types to be selected by owner. There are numerous glass enclosure doors on the market. We can assist you in this area. Climate conditions in your area should be the determining factor.
All new roof pitches are 6 and to 12 to match existing. Exterior cladding to be selected as per owner’s preference.
The roof at the new addition can span East/West as shown in your last posted sketches but we feel the roof design as shown in this proposed concept is our first choice for exterior design, interior spatial relationships, light and ventilation and roof drainage. We have added a dead valley for roof drainage where the existing roof meets the vertical wall surfaced at the new addition. You can see this on the concept model.
