Building a resort vacation residence on a lot located at 7360 Vista del Mar, Playa del Rey, Calfornia. Please find images of it online at zillow.com, google earth, redfin.com, trulia.com etc. It will be a vacation rental property designed to comfortably sleep as many people as possible in a luxurious 5-star resort environment. 8800 sq. ft. lot with unobstructed views of the Pacific Ocean to the west and south.
a. Located adjacent to major road and intersection with significant traffic and noise levels.
b. Located near Los Angeles International Airport with significant air traffic noise levels.
c. Residence located on top of sloping lot with 10 ft of fall to west and south.
d. Needs new retaining wall, and back-fill behind the wall, to create additional level usable space, mitigate road traffic noise, and lift view above road directly to ocean. Assume that the retaining wall will be set back 10 ft. from the western and southern boundaries of the property. Assume that a 42 inch retaining wall is permitted at the boundary line with the sidewalk.
a. We want to increase flat usable indoor/outdoor space by installing a retaining wall, and filling in dirt behind it. We hope to gain 10 - 15 feet of usable land all along the western and southern sides. We want this new wall to both mitigate traffic noise and lift the view over the road to the beach and ocean.
b. We want an infinity pool to be an important feature of the home, and to be located on the western side of the lot, right next to the new retaining wall.
c. We want to maximize indoor/outdoor space especially on the west and south, including an outdoor kitchen, lounge, bar, media viewing area, and conversation pit. We also want fire features, reminiscent of bonfires on the beach.
d. We want an underground garage where the driveway is now. The existing driveway and garage take up a significant amount of land. We want to construct an underground garage where the driveway entrance is now, with an elevator to the level of the house.
e. We want exquisite gardens on the east side of the house.
f. We want to plant fragrant shrubs and flowers to the west, to mitigate noise and infuse pleasant fragrance in ocean breeze.
g. We want a centrally-located kitchen adjacent to a living area that will be the center of most indoor activity. The kitchen should be spectacular.
H. We want a large master suite downstairs with its own bath. Upstairs there should be four bedrooms that share two baths. An additional powder room downstairs. Laundry upstairs as well.
I. We like more traditional rather than contemporary styles. Cape Cod, Colonial Californian, Asian and Pacific Island styles as well. We are open to your vision.
We anticipate getting only designs at this stage. Also anticipate possibility of working with winning designer after the competition either as a consultant. No need for on-site availability at this time.
a. As this is a vacation rental, we want to maximize the number of people this property will sleep, while maintaining maximum luxury, comfort and style. This home must have a resort look and function.
b. Stay within 10 ft. setback on west and south, 5 foot setback on north, and 15 foot setback on east.
Need to be able to advertise stunning photos of infinity pool, ocean views both from outdoors and indoors, and other resort-like features to attract vacationers. Home could be designed around the kinds of photos that will be published to attract and satisfy clients looking for a vacation at the beach.
We will need storage for surfboards and other vacation equipment. Surfboard storage could be interesting decorating or design feature.
