We would like to put an addition on our 1500 sq. ft. home. We had some drawings competed on the site to set the footprint and to lie out the needs of the new area.
The footprint falls into the legal construction zone available to build and little leeway in movement. The existing structure cannot be altered or added to because of zoning. The surface can be altered.
The footprint and the size of the lot is fixed. The EXISTING house cannot be structurally added to or changed because of current code. We have a special footprint that is grandfathered in and structural change will not pass zoning. So the NEW ADDITION can be attached to the existing. The new area is about 2,000 sq. ft. and two stories high.
The plans are for working purpose only. They give us an idea of where the addition would sit and our needs inside. We would love to see new look over the whole project and the challenge is to tie them together. If we had an empty lot , we would build a very contemporary structure. The building height limit is 35 feet on the coast. We did not go 3 floors, mainly because of cost. We are open to a creative and most interesting design both in and out.
Our greatest challenges are to tie the existing section to the new section and create an interesting and unusual design. We thought the center entryway section might be a focal point outside that could be a WOW.
We like large windows, and light coming in. All glass needs to be tinted that faces the ocean. (Turtle Code).
The layout of the new space can be altered. Those rooms fit our needs so anything can be changed to match your creativity. Roof structure on the new section can change
The first floor outside walls require strapping or concrete to meet building code.
Would like a 4 or 5-foot entry door.

The existing structure has Hardy Board Siding because of the ocean salt.
