I like the closet and the rearrangement of the guest bathroom is interesting, but I'm not sure how well the opening would work so close to the existing dining area. I also love the inclusion of light and the French doors, although the renderings with the shadows made some of them hard to see.
Thank you for listing out the budget - very helpful. I can't help but notice though that this design uses $8K out of a 8-9K budget for materials alone, no labor

Thank you so much for your submission. The design met most of the priorities quite well, especially with 6 bedrooms and 4 bathrooms. Traffic flow is very good, although the bedroom opening into the dining room was a little awkward. The interior design is just beautiful and will feature strongly in the construction documents! Also, I found your supporting text most informative.
This was the only complete submission! The designer put the effort necessary and was the only one that delivered what was required. Very serious submission that with few modifications could actually be what I was looking for!

Many many thanks for your creative approach and for having thought of three possible solution within it! I find it very eye-catching yet blending in the building beautifully. Also for the beautiful clean design and your long responsible note with detailed explanation of everything! You did not spare your time The board meeting results: on the overall so far the board haven't approved any of the submissions unfortunately, saying that all prospective vestibules and stairs take too much pavement space. I am trying to figure out how to make the structure narrower now...
I hadn't even thought of putting my craft area upstairs! Brilliant! I LOVE the glassine door with storage, another genius idea. I know it wasn't in my write up but I really wanted the flow to be the bathroom on then end, then the kitchen to keep one end completely open. There are a couple of things I would change but they are minor. I did find it vastly amusing that the color you chose is my best friends favorite color.
Thank you for taking the time and energy to create a design for our project. The vanity design met our expectations however all graphics were dark and difficult to see. We liked the numbered listing of of items in the layout. The vanity is a good design in proportion to the room. The shower was difficult to see because of all the reflection of the vanity. The niche looked good as did the bench. We did specify a hand held shower unit all I see in the rendering is a rain shower (those are lovely if you want your hair wet every day). We did appreciate the "Further Information" and the drawings were very clear.
Dear Arc 178, Thank you again for participating in my design/remodel project. Please know how much I appreciated the thought and creativity you put into my home project. Your condo layout was thoughtful with amenities, (I particularly liked the herb growing area and the ballet barre) but in receiving cost estimates for the needed construction and demolition, it was on the high end of my budget and significantly higher than that of the winning submission. Also, unfortunately, the design eliminated made it a bit difficult to resell as typical three bedroom home without an additional significant investment. Thank you for your submission! Our selection criteria specified a request for materials, including colors and yours is a little vague. I appreciate that you want to offer some flexibility in the color scheme, but we wanted to see some concrete ideas. Nonetheless, you have a beautiful design.

This was an excellent overall design with lots of small touches, especially in the bathroom, that earned it a high placement. Swapping the bathroom door to open out was a simple but surprisingly effective way to maximize the use of bathroom. While not fundamentally too different from many of the other bathrooms, the design of the large sink area provides lots of storage while maintaining a sense of space.

I didn't think that I could get my wife to not have a walk in closet, but when you opened your document with: a walkin will be difficult, I finally sold her. I really love the bench and bookcases to create warmth, and the tub seemed like a retreat! I

like the arched sheetrock work above tub + curtains. However, the wood pillars and accents seem like too much emphasis on the wood. Placement of the sauna provides more storage, although I don't know what the term lumber room means. Cabinet over sink is perfect. Although make-up area opposite sinks provides space taken by cabinet, two separate areas seems excessive. Lowered ceiling through most of area seems to make the room significantly smaller.
Like the fireplace wall/TV on stairwell wall with bookshelves on ends. Do no like kitchen because too modern. do not consider it transitional design.
Thank you for the submission, and for your thoroughness. We appreciated all the data and the options. We like the kitchen layout including the island. It was difficult to visualize the front entry point of view to see how that new hall would appear.
The presentations are beautifully executed. The charcoal color is quite nice. However, the bright neon trim colors would not be accepted in this historic neighborhood. The front and back walls without any trim are quite unappealing... one of our goals is to make those walls that face the street and the parking much more exciting.
Good submission package with a variety of angles and lighting conditions. One concern is the space allotted for the refrigerator seems too small.
Wow - I hadn't thought of bringing the porch all the way across the building. I absolutely love the way this looks. My concern with this design is that the porch/overhang would interfere with the light entering the apartment -- and one of the main selling points of these apartments(even the basement unit) is how bright and sunny they are. The front windows are the main source of this light. So although, I LOVE this design conceptually, I wouldn't execute it because of that. Also, I really like the simple way you've handled the bike parking.
